Fireworks schedule for Chester County 2

Here is a list of fireworks displays that will be happening around the Chester County area.

CHESTER COUNTY 2009 Fireworks:

Downingtown: JULY 3rd United Sports Training Center 1426 Marshallton-Thorndale Rd, Downingtown. 5PM to 10PM – Live Bands, games, classic car show, food, crafts & vendors. Go2USTC.com 610.466.7100

Downingtown: JULY 4th Fireworks at 9:30, with entertainment all day at Kerr Park, Pennsylvania and Warren Avenue. Part of Downingtown’s Good Neighbor Day festivities. A full day of family goodness.

East Marlborough: JULY 4 Longwood Gardens Ages 16 & over: $34/Passholders: $27; Ages 15 & under: $18/Passholders: $12 Buy tickets online or by calling 610-388-1000 ext. 100. For the best viewing experience, please plan to bring a lawn or camping chair. Tredyffrin and Easttown: JULY 4 joint celebration at Wilson Farm Park, 500 Lee Rd., Chesterbrook. Tredyffrin Township Concert by Ben Mauger’s Vintage Jazz Band at 7, fireworks at 9. Free.

Uwchlan Township: JULY 11 Celebration beginning at 4 p.m., fireworks following at Lionville Park, Devon Drive. The self-proclaimed “Best Fireworks in Chester County”

Non-Public Events with potential remote public viewing opportunities:

Frazer (East Whiteland): JULY 4 Chester Valley Golf Club, Dusk.  (Private Country Club Event: supposedly, you can watch in your car from Great Valley School District parking lot on Church Road)

Exton / Downingtown
: JULY 3 Whitford Country Club,  start time indefinite (9:00 ~ 9:30 P.M.)  (Private Country Club Event: Supposedly you can see from Lowe’s or Dambrosio Dodge parking lots on Route 30)

South Coatesville looking to fill Planning Commission vacancy Comments Off

The South Coatesville Planning Commission is looking for resident candidates who might like to be appointed to this board. City OKs plans for The Flats – The Daily Local News : Serving Chester County

COATESVILLE — City council unanimously approved both projects for The Flats Monday night — Chetty Builders’ proposed 98 townhome development and Mosaic Development Partners planned shopping center.

Prior to the vote on Mosaic’s plan, City Councilman Ed Simpson bluntly told the audience how difficult it has been to attract developers to the site.

“People are not banging down the door. This property has been put out to bid at least twice over the last six years and no one has stepped forward with a plan,” said Simpson.

City Manager Harry Walker agreed.

“Over the last three years, the Redevelopment Authority put together a request for qualified developers and a request for proposals and from that we got one developer. We negotiated for nine months and they were unwilling to pay anything for The Flats,” Walker said.

Mosaic is paying $2 million for the southern half of the 26-acre former G.O. Carlson site just north of West Lincoln Highway and west of Route 82 next to the Brandywine Creek.

Council President Marty Eggleston said he has been one of the biggest skeptics of Chetty Builders.

“We finally go the information we asked for,” Eggleston said following the vote.

Councilwoman Patsy Ray echoed Eggleston’s comments.

“I’m not a big fan of Chetty, but after looking at the research. We need to bring something to Coatesville. One project comes, others will follow,” said Ray.

While Chetty did not give a presentation Monday of his project, the principal owners of Mosaic, Leslie Smallwood-Lewis and Gregory Reaves, presented a plan called Stone Bridge Crossings for the site.

The biggest attraction is a proposed Fresh Grocer supermarket for the site. Officials from Fresh Grocer had visited Coatesville and were interested. One reason for that, said Small-Lewis, is that the company already has a lender for the $26 million project — the nonprofit, Philadelphia-based company Re-Investment Fund.

Simpson questioned the developer what would happen if they got control of the land and were not successful.

With the approval, the developer will give a deposit but there won’t be a deed to the land transferred to them.

“If we find that this doesn’t work, the land will go back to the RDA,” said Smallwood-Lewis.

Many residents who spoke during the public comment period before the vote were suspicious of Mosaic. One citizen said the company had no proven track record and urged council to wait for another developer. Supportive of Chetty Builders were several residents, including Nancy Potts, who lives at Millview, one of Chetty’s developments.

“I want to put my support behind Mr. Chetty,” Potts said, then added that residents at Millview have been waiting years for him to finish the development.

Market Statistics update for Coatesville PA 19320, May 2009 Comments Off

Maybe it’s because I live in Coatesville, PA 19320, but Coatesville has some VERY interesting stats. First of all, Coatesville has been the hardest hit by the slow down in the real estate market, and add it’s less than desirable reputation and “high” taxes, plus the arson – Coatesville has had a very hard time. Just look at the average sale price. . .

But, some of the info that is found here is very promising.

Here are some highlights:

  • From April to May, the Avg days on market (DOM)decreased by 28%
  • Even from May 08- May 09 the DOM decreased by 17%
  • Avg settled price (April to May) rose 6%
  • List to sale ratio actually rose by 1% (April to May)
  • Number of homes sold increased a whopping 72% (April to May)
  • Average Settled price (’08/’09) only dropped by 6%

So, there is some good news in Coatesville, but we still want to see a larger increase in the activity. Prices seem to be finding the floor, but the activity needs to also come back up.
